What Does a Melbourne Relocation Agent Do?
A Melbourne relocation agent helps people moving from overseas or interstate find somewhere to live either before or after they arrive. Services can include choosing suitable suburbs, shortlisting rental properties, attending inspections in person, providing video walk-throughs, helping prepare rental applications, liaising with property managers and assisting with the lease and move-in process. Homeward Australia specialises in this service for professionals, expats and families relocating to Melbourne.
Can I secure a rental before arriving in Melbourne?
Yes, it is possible to secure a Melbourne rental while you are still overseas. Many of our clients begin their search while they are still overseas. The important thing is being properly prepared. A strong overseas rental application may include:
Passports and identification including visa or residency documents
Employment contract or letter of offer or proof of income
Bank statements or evidence of savings
Previous landlord or agent references
Rental history
Personal and/or professional references
A clear explanation of your relocation
If you don't yet have Australian payslips or recent Australian rental history, that doesn't automatically prevent you from securing a rental. It does mean your application needs to be organised, credible and easy for a property manager to assess. We help you prepare your application and present your circumstances clearly. Then, when we find the right property, we can move quickly.
Finding a Melbourne rental yourself vs using a relocation agent
| Finding a rental yourself from overseas | Using a relocation agent | |
|---|---|---|
| Search rental listings | ✓ | ✓ |
| Attend Melbourne inspections | Difficult when you are overseas | ✓ Can attend on your behalf |
| Video walkthroughs | Depends on the property manager or agent | ✓ Can provide video inspections and feedback |
| Choosing the right suburbs | Based mainly on your own online research | Local guidance based on commute, schools, lifestyle and budget |
| Communication with property managers | You manage enquiries and follow-ups yourself | Relocation agent can liaise with property managers for you |
| Rental application | You prepare and submit the application yourself | Application preparation and guidance |
| Lease decision | You | You |
| Temporary accommodation risk | If you arrive without a rental, you may need to pay for hotels, serviced apartments or short-term accommodation while continuing your search | Starting the rental search before arrival can reduce the risk of needing extended temporary accommodation |
| Fees and financial risk | No relocation-agent fee, but you carry the time and temporary accommodation risk | Service fees vary. Some relocation agents, including Homeward Australia, offer a “no rental, no fee” arrangement |
| Furniture and move-in setup | You arrange furniture, appliances, deliveries and other move-in requirements yourself | Some relocation agents can help organise furniture, appliances, deliveries and other move-in essentials |
| Utilities and practical setup | You arrange electricity, gas, internet and other services yourself | Depending on the service, a relocation agent may assist with utilities, key collection and move-in coordination |
| Home ready before arrival | Usually difficult to coordinate remotely | Some relocation services can help have the property ready before you arrive, including accepting deliveries and coordinating setup |
How we help you relocate to Melbourne
1. Find the right Melbourne suburbs
Melbourne isn't one single lifestyle.
Living in Bayside feels completely different from the Inner North. The eastern suburbs may suit one family while another would be better positioned in Melbourne's south-east, inner east or western growth corridor.
We look at the things that actually affect day-to-day life, where you will work, school and childcare requirements, your rental budget, public transport, driving times, access to family or friends, parks and outdoor space, shopping and amenities, beaches or lifestyle preferences, pets, property style and size, your longer-term plans in Australia
Instead of giving you a generic list of Melbourne's “best suburbs”, we help you identify the areas that make sense for your family.
3. Search for your Melbourne rental
Once we've agreed on your search areas, budget and requirements, we get to work. Depending on your package, we help identify suitable rentals or inspect the homes you select.
We aren't just looking for a property that photographs well.
We consider whether it actually works for you. That can include: layout, bedroom sizes, storage, heating and cooling, natural light, noise, outdoor space, parking, condition of the property, surrounding streets, access to public transport, school location, commute and pet suitability
Our aim isn't simply to secure a Melbourne rental. It's to help you secure one that makes sense for your life after you arrive.
2. Help understand Melbourne schools zones
For families with children, choosing a rental and choosing a school often go hand in hand.
Some Victorian government schools have designated neighbourhood zones, which means your residential address can affect your child's enrolment options.
That is why we encourage families to think about schools before signing a lease, not afterwards.
Where required, we can also tour schools or childcare centres on your behalf and give you our feedback.
Moving with children? Tell us their ages, your schooling preferences and where you'll be working, and we'll factor this into your suburb search from the beginning.
4. We inspect properties for you
You don't have to fly to Melbourne just to attend rental inspections. We attend inspections on your behalf and provide detailed video walk-throughs so you can see beyond the professional listing photographs. We'll show you the things you would notice if you were standing there yourself.
Is the second bedroom actually big enough? Is there storage? Is the garden manageable? Is there mould or visible damage? Does the house feel dark? How close are the neighbouring properties? Would it work with your children or pets? We give you the practical information needed to decide from overseas.
Full rental-search packages include unlimited property inspections during the agreed search period.
Moving to Melbourne with pets?
Your pet's move matters too. You are already coordinating flights, quarantine, accommodation and rental restrictions at the same time. The last thing you want is for your dog or cat to leave quarantine while you're still living in temporary accommodation and searching for somewhere permanent. We help you look for suitable pet-friendly rentals and factor your pet into the search from the beginning.
That means considering things like:
Secure fencing
Outdoor space
Property type
Nearby parks and walking areas
Strata or owners corporation considerations where relevant
Your pet's size, breed and needs
Timing around your pet's arrival or release from quarantine
The goal is simple: Your pet leaves quarantine and comes home.

What are the best suburbs for families to move to in Melbourne?
There is a patch in Melbourne for everyone. That’s what makes it so special. Suburb selection should be based on budget, commute to work, school options and lifestyle. Read about Melbourne suburbs in our original blog, snippet below:
“Dreaming about swapping your local barista for a Melbourne flat white? Fancy living where “four seasons in a day” is both a warning and a brag? Grab your (reusable) coffee cup and let’s talk about relocating to Melbourne - a city that promises culture, adventure, amazing food, and the most hilarious weather fails.”
Melbourne suburb guide: 2026 update
Melbourne's rental market has only gotten tighter since we first wrote this guide. As of March 2026, the vacancy rate across Greater Melbourne had fallen to 1.4%, fewer than 7,550 empty properties across the whole city, and rents have climbed with it: the median asking rent sits at $808.43 a week for houses and $597.29 for units (SQM Research). Fewer homes are being built than demand needs, too; rental stock was 21% below the five-year average in early 2026, as students and migrants returned in numbers. A home that would have sat on the market for a week or two in 2025 is more likely to be snapped up in days now, so if one of these areas catches your eye, it's worth having your paperwork ready before you start looking.
For excellent schools and leafy streets: Hawthorn, Kew, Bentleigh and Camberwell (inner east), or Box Hill, Doncaster, Mitcham and Ringwood further out, all known for strong school options and larger family homes.
For schools plus easy transport: Glen Waverley, Mount Waverley and Knox, with good access to shopping and public transport.
For a coastal, family-friendly feel: Brighton and the Bayside suburbs such as Mentone, Mordialloc and Parkdale, with beachside paths and sought-after school zones.
For more affordable family housing: Footscray, Point Cook, Werribee, Truganina, Caroline Springs in Melbourne's west, among the fastest-growing and more affordable areas.

FAQs
-
Yes. Many of our clients begin their rental search while they are still overseas. We attend inspections, provide detailed videos and feedback, help prepare your application and liaise with Melbourne property managers on your behalf.
-
Because you can't inspect homes from overseas, and in a tight market the first strong application usually wins. Rental vacancy rates across Australia have been below 2%, so good homes attract many applicants within days of listing. A relocation agent inspects properties in person, knows which suburbs suit your family, and submits complete applications quickly, so you are not competing from another time zone.
-
Homeward Australia's full rental relocation service starts from $2,370 including GST. We also offer lighter-touch options if you mainly need advice or property inspections. See our current packages for full details.
-
You can absolutely manage a rental search yourself. Families generally use us because they want someone on the ground attending inspections, dealing with agents and helping them secure a home before they arrive. This can also reduce the amount of time you need to spend in temporary accommodation after landing.
-
It can make the process more challenging, but overseas renters secure Melbourne rentals every day.
Your application may instead rely on documents such as your overseas rental history, employment contract, proof of income, savings, references and visa documentation.
We help you prepare for this before you begin applying.
-
Not necessarily.
If you can't attend because you're overseas or interstate, we can inspect suitable properties on your behalf.
We provide detailed videos and feedback so you can make a more informed decision than you could from the listing photos alone.
-
Start planning two to three months before you move, and begin the active search four to six weeks before you arrive. Most rentals are advertised only a few weeks before they become available so searching too early can mean nothing suitable is listed yet. In the first planning stage, we help you choose suburbs, set a budget and prepare your application documents, so you are ready the moment the right home appears.
-
Our full rental-search service includes unlimited property inspections during the agreed search period, subject to the terms of your package.
We don't want you choosing the wrong home simply because you've reached an arbitrary viewing limit.

It depends on your priorities.
If a particular school is essential, we may begin with the school and build your rental search around suitable locations.
If you're flexible on schooling but need to be near a workplace or transport line, we may start with suburbs and then look at the schools available in those areas.
The important thing is to consider the two together.
