Property selection: unlimited in-person inspections with video. We shortlist together and give you honest feedback on every property.
Rental application: we guide you with templates, or prepare and submit every application for you, whichever you prefer.
Rental secured: we negotiate the start date, lease term and clauses.
Utilities connected: we connect you with providers so power, gas and internet are ready to go.
No rental, no fee. Half our fee is due when you sign our contract and is fully refunded if we can't secure you a rental. The remaining half is due when we secure your lease.

Groundwork
Your new home, filling up before you land.
Day 1, Measure Before You Buy: we collect the keys and measure against your shopping list, so everything fits before you buy.
Day 1, utilities checked on-site: we confirm hot water, power and everything else works, and leave your keys in an on-site key box for you to collect when you arrive.
Day 1, condition report: we walk every room, note any damage and take photos, so your bond is protected from day one.
Day 2, deliveries accepted: we hold the delivery windows for mattresses, sofa, dining, bed frames and appliances (installed by Appliances Online), so you're not spending a day of leave waiting on couriers.
Day 2, mattresses unboxed: we set them out to air so they're fresh when you arrive.

Build Day
Your new home, put together properly. Everything in Groundwork, plus
Furniture assembled: we assemble a minimum of three pieces of furniture, depending on complexity, such as beds, a sofa, and a dining table and chairs, and as many more as we can complete in the day. We take away all the packaging.
Need more built? We return for a follow-up half-day at 625 AUD per half day.

Final Touches
Your new home, ready to live in after a long journey. Everything in Groundwork & Build Day, plus
Click & Collect Run: we pick up your Kmart or IKEA click-and-collect orders on the way to the property - duvet, linen, pillows, small appliances, kitchen and bathroom essentials.
Kitchen set up: crockery, cutlery and glassware washed and put away, kettle and toaster out.
Beds made up: linen on, pillows fluffed, ready to sleep in tonight.
Fresh groceries: milk, bread, eggs and the basics in the fridge for your first night.

Yes. Our founder, Suja, is a registered land agent in South Australia (licence RLA347495). She also holds real estate qualifications for Victoria, where she is based. You can verify her registration at the Consumer and Business Services website.

Use a relocation agent like Homeward Australia. We inspect homes for you, send you videos and our honest view on the property, submit your application, and negotiate the lease/start date with your arrival, so you land with a home waiting. A strong application usually includes photo ID, proof of employment or income, visa details, references, recent bank statements and a cover letter explaining your move. We help you put this together and liaise with the agents.

Because you can't inspect homes from overseas, and in a tight market the first strong application usually wins. Rental vacancy rates across Australia have been below 2%, so good homes attract many applicants within days of listing. A relocation agent inspects properties in person, knows which suburbs suit your family, and submits complete applications quickly, so you are not competing from another time zone.

We don't cap the number of homes we inspect for you. If the first few aren't right, we keep looking, at no extra cost, until we find one that fits your needs.

Start planning two to three months before you move, and begin the active search four to six weeks before you arrive. Most rentals are advertised only a few weeks before they become available so searching too early can mean nothing suitable is listed yet. In the first planning stage, we help you choose suburbs, set a budget and prepare your application documents, so you are ready the moment the right home appears.
